Building Permit for Residential Uses

Permits, Zoning & Building
If you would like to consult an official zoning map or inquire about zoning standards, start by consulting the resources available on the website. The Zoning Map is a useful tool to help determine land use. The city of Granite Shoals has specific zoning districts that determine approved land uses. They are General Business, Industrial, Residential, Manufactured Homes, Multi-Family and Agriculture.
Granite Shoals Code of Ordinances is available online; consult Chapter 40 for Zoning. If you wish to discuss business development, plats or replats, please contact the Building and Development Office at 830-598-2424, ext. 713.
Our Building and Development Department is here to assist homeowners, developers, and real estate professionals with all aspects of residential construction, remodeling, additions, new commercial projects, and tenant change-outs. From plan review to final inspection, conducted by our third-party provider, we’re with you every step of the way.
We recognize the importance of supporting the citizens of Granite Shoals throughout the development process. Our team offers project consultations and coordinates development meetings to ensure each project complies with minimum building code requirements from start to finish.

Building, Renovations, or Additions
Planning to build on your property here in Granite Shoals means getting all the required permits. Please call to inquire about which permit(s) are needed for any building, additions, renovations, or major repairs. This includes projects such as installing fencing, flat work (sidewalks), or pools, as there are regulations regarding the placement of these features. Remember, before you start any project that requires any digging (even planting a tree), you are required to call the City to make sure the water lines are not in the way, as well as calling 811, Texas Dig Safe.
Manufactured Housing
Manufactured Housing is allowed in specific zoning districts. View information regarding bringing in a new Manufactured Home (PDF) MH Information . A permit is required before the home may be brought into the City. The home can be no older than five years old.
Purchasing Property
Before you purchase a piece of property, you are encouraged to consult with the personnel in the development office to discover any zoning issues that may exist. Also, be aware that existing water service is NOT available at all lots in the City of Granite Shoals, but is available through water line extensions, which will paid for by customers.
Taking time to research all amenities and requirements before you buy can save time and expense.
Conditional Use Permits
If you wish to build in General Business District 1 or General Business District 2 using storage containers, you must secure a Conditional Use Permit (CUP) in order to be in compliance with the city's zoning.
