Re-Plats
If you would like to replat lots in Granite Shoals, please complete the Re-Plat Application through the City Permitting Portal.
- Minor re-plats (four or fewer lots involved) are classified as a Minor Replat and can generally be processed through the Building and Development Department as long as utilities are available and no new streets have to be built.
- When five or more lots are involved, this is classified as a Standard Replat. These requests are submitted to the city and reviewed by the Building and Development Department and Public Works, and then the replat request is considered by both the City's Planning and Zoning Commission and the City Council.
- Please call City Hall to discuss Re-Plat applications. 830-598-2424, ext. 713
Replat Requirement for Building Across Property Lines
If you plan to build a structure that spans multiple lots or crosses property lines, you must replat those lots into a single parcel. This is required to:
- Ensure compliance with zoning regulations (Chapter 40 of the Code of Ordinances)
- Avoid violations of setback, easement, and utility access rules
- Meet building permit requirements
The City of Granite Shoals follows Texas Local Government Code Chapter 212, and local ordinances reinforce that no development may proceed without proper platting.
